Position: Commercial Properties Maintenance Technician Location: Tampa, FL Employment Type: Full-Time
Compensation: $26+ Schedule: Monday–Friday, with rotating on-call responsibilities (evenings, weekends, holidays)
About the Role:
We’re looking for a hands-on, solutions-oriented Commercial Properties Maintenance Technician to join our dynamic property management team supporting a portfolio of high-quality commercial properties. You’ll take ownership of day-to-day maintenance operations, including commercial HVAC, plumbing, electrical, life safety systems, and more — ensuring our buildings operate smoothly and tenants stay happy.
This isn’t just a wrench-and-hammer job — we’re looking for someone with pride in their craft, attention to detail, and strong communication skills. You'll be the go-to person for repairs and preventative maintenance and will represent our company to tenants, vendors, and visitors with professionalism and a customer-first mindset.
What You’ll Do:
- Oversee daily operations and maintenance of building systems, including HVAC, plumbing, electrical, roofing, and more
- Monitor and adjust HVAC systems for tenant comfort, perform schedule/program changes, and maintain water chemical treatment programs
- Complete minor repairs to ceilings, doors, walls, windows, flooring, and other fixtures
- Coordinate and document preventative maintenance tasks based on manufacturer recommendations
- Assist with life safety system inspections and ensure compliance with safety protocols
- Track energy consumption and promote conservation through equipment maintenance and lighting programs
- Maintain maintenance shop, storage, and mechanical areas in a clean, organized manner; conduct routine building inspections
- Maintain accurate equipment logs and records; ensure compliance with budgetary guidelines
- Foster strong tenant relationships by responding to service requests quickly and professionally using ServiceLink or other tools
- Provide support during inclement weather events and emergencies
- Other related duties as assigned
What We’re Looking For:
- Experience: 5+ years of experience in commercial building maintenance, including HVAC, electrical, and plumbing systems
- Licenses/Certifications: EPA Certification (Type D); valid driver’s license; HVAC, electrical, plumbing, or mechanical license preferred
- Tech Savvy: Basic computer proficiency (Excel, Word, Outlook); familiarity with service request systems a plus
- Education: High School Diploma or equivalent required; Technical training or certification from a recognized institution preferred
- Skills: Strong communication and organizational skills; ability to work independently and with a team
Bonus Points If You Have:
- Experience with commercial office buildings
- Familiarity with state/local building codes
- Strong customer service and tenant communication skills
- Training or certifications in roofing, carpentry, life safety systems, or general construction
Physical & Work Environment Requirements:
- Must be comfortable with heights and ladder work, including accessing rooftops
- Ability to lift, push, and pull up to 50 lbs
- Capable of frequent walking, standing, bending, kneeling, crawling, climbing, and using hands for extended periods
- Exposure to mechanical equipment, outdoor weather conditions, noise, and confined spaces is expected
