Position Overview
A privately held commercial real estate owner/operator is seeking an experienced Director of Property Management to lead property management operations across a multi-state industrial and commercial portfolio. This senior leadership role is responsible for overseeing multiple Property Managers, driving consistent operational standards, and optimizing financial and tenant performance across all assets.
The ideal candidate brings deep commercial property management expertise, a proven ability to lead teams, and strong financial and operational acumen within institutional-quality real estate portfolios.
Key Responsibilities
Leadership & Team Management

Lead, mentor, and oversee a team of Property Managers responsible for day-to-day asset operations.

Establish performance expectations, provide ongoing coaching, and support professional development.

Participate in hiring, training, performance evaluations, and workforce planning.

Serve as the escalation point for complex operational, tenant, or personnel matters.
Portfolio & Operational Oversight

Provide strategic oversight of property operations to ensure assets meet or exceed budgeted financial results.

Ensure consistent execution of operational standards, policies, and procedures across the portfolio.

Conduct regular site visits and inspections to maintain quality, safety, and appearance.

Partner with internal teams to support leasing activity, renewals, expansions, and tenant improvements.
Financial Management

Oversee annual operating budgets, capital plans, and CAM reconciliations.

Review financial reporting, variance analyses, and expense controls.

Collaborate with accounting to ensure timely billing, collections, and accurate reconciliations.

Drive cost efficiencies while maintaining service quality and asset value.
Tenant Relations & Retention

Maintain strong relationships with tenants and key stakeholders.

Address and resolve escalated tenant concerns and service issues.

Support tenant retention strategies and long-term occupancy goals.
Vendor, Compliance & Risk Management

Oversee vendor selection, performance, and contract compliance.

Ensure compliance with leases, internal policies, and applicable regulations.

Monitor risk management, safety programs, and insurance requirements across the portfolio.
Required Qualifications
-
10+ years of commercial property management experience (industrial and/or office strongly preferred).

Demonstrated experience overseeing multiple Property Managers or regional property teams.

Strong background in budgeting, CAM reconciliations, lease administration, and vendor management.

Proficiency with property management systems such as Yardi, MRI, AVID, and Microsoft Office.

Excellent leadership, organizational, analytical, and communication skills.

Ability to travel regularly between properties (up to ~50% of the work week).

Valid driver’s license
