Job Title: Property Compliance Accountant

Key Responsibilities:

Compliance Oversight & Monitoring:
- Monitor and ensure that all properties are in compliance with local, state, and federal regulations, including health, safety, and environmental laws.
- Review contracts, leases, and property-related documentation to ensure compliance with relevant legal and financial standards.
- Coordinate with property managers to ensure lease terms and property operations align with compliance requirements.

Financial Reporting & Analysis:
- Manage the financial reporting for property portfolios, including preparing income statements, balance sheets, and other financial reports.
- Analyze financial data to ensure property-related revenues and expenses align with budgetary guidelines and regulatory standards.
- Use advanced Excel functions (VLOOKUP, Pivot Tables, SUMIF, SUMIFS, INDIRECT, XLOOKUP) to track, analyze, and report on financial data.

Property Revenue & Expense Management:
- Review property revenue streams (e.g., rental income, leasehold improvements) and ensure that they are accurately reported.
- Assist with expense tracking and ensure that property-related expenses are compliant with company policies and regulations.
- Assist in preparing and reviewing financial forecasts for properties, identifying any financial risks or non-compliance.

Audit Support:
- Support internal and external audits, ensuring that all property-related financial and compliance documents are accurate and readily available.
- Maintain accurate and organized records of compliance and financial data for audit purposes.

Collaboration & Cross-Functional Support:
- Work closely with property managers, legal teams, and finance teams to ensure seamless operations between compliance, accounting, and property management.
- Provide insights into compliance-related financial issues and help resolve any discrepancies between operational and financial reporting.
Qualifications:

Excel Expertise: Strong proficiency in Excel, including advanced functions such as VLOOKUP, Pivot Tables, SUMIF, SUMIFS, INDIRECT, and XLOOKUP.

Accounting Knowledge: Solid understanding of financial reporting, including the preparation and analysis of income statements and balance sheets. Familiarity with property management financials is a plus.

Compliance Knowledge: Understanding of property management regulations and compliance requirements, particularly in relation to financial reporting, leasing, and property operations.

Attention to Detail: Exceptional attention to detail, particularly in reviewing financial records, contracts, and compliance documentation.

Independent & Team-Oriented: Ability to work independently and manage tasks with minimal supervision while also collaborating with cross-functional teams.

Problem-Solving & Analytical Thinking: Strong problem-solving skills and the ability to analyze complex data sets to identify issues and propose solutions.
