Job Title: Part-Time Bookkeeper / Property Accountant

Schedule: Onsite, Monday-Wednesday, 9 AM-5 PM (24 hours/week)

Compensation:

  • Pay Rate: $45/hour

    Duration: Ongoing temporary role with potential for full-time conversion after 2 months, depending on budget

Position Overview

An Affordable Housing Real Estate Development firm in Brooklyn is seeking a detail-oriented Part-Time Bookkeeper/Property Accountant to oversee the financial activity and reporting of Low-Income Housing Tax Credit (LIHTC) projects. This position plays a critical role in tracking fund flows, managing compliance reporting, and supporting cost certifications for complex affordable housing developments in the pre- and post-construction phases.

This is a hands-on accounting role ideal for a professional with experience in affordable housing development, construction accounting, and property-level finance, especially within LIHTC-funded projects.

 

Key Responsibilities

Daily Accounting Oversight

  • Enter invoices and monitor expenditures during the construction phase
  • Maintain accurate, real-time records of funding sources and uses
  • Perform daily transaction tracking in QuickBooks Desktop

Compliance & Cost Certification

  • Prepare and support cost certifications, including the 95/5 test
  • Ensure proper documentation, audit readiness, and reconciliation
  • Assist with investor reporting to ensure compliance with IRS and LIHTC regulations

Cross-functional Coordination

  • Liaise with external auditors for technical reporting guidance
  • Collaborate with developers, legal teams, and construction managers
  • Coordinate across departments to ensure alignment with financial tracking and reporting needs

Project Accounting Support

  • Support 3 current LIHTC development projects in construction
  • Reconcile and backtrack historical activity on two completed developments
  • Assist with project closeout and final reporting packages

Training & Planning

  • Participate in training during slower periods
  • Prepare for peak season activity between August and October (closings/extensions)

Top 3 Must-Haves

  1. Strong Accounting & Finance background
  2. Hands-on experience with Affordable Housing / LIHTC projects
  3. Working knowledge of Construction Accounting principles

Technical Skills

  • Proficiency in QuickBooks Desktop
  • Intermediate proficiency in Excel (pivot tables, lookups, reconciliations)
  • Experience tracking pre-development costs across multiple entities/projects
