Job Description:

We are seeking a Property Accountant to join our client's team in Downtown Orlando, FL. This position will work closely with both the Accounting and Lease Compliance teams. The successful candidate will be responsible for reviewing and processing property and tenant-level sales, financial reporting, and financial statements submitted by tenants in our property portfolio. Additionally, this role involves monitoring tenants for ongoing compliance with financial reporting obligations according to their lease terms and handling rent escalation calculations. The Property Compliance Accountant will assist with the preparation of Common Area Maintenance (CAM) and real estate tax budgets and reconciliations, as well as processing various billings related to tenant lease obligations such as real estate taxes, insurance, and CAM.

Key Responsibilities:

  • Review and interpret lease documents and abstract summaries related to sales and financial reporting requirements, CAM, and real estate taxes, as necessary.
  • Sales and Financial Information:
    • Review monthly, quarterly, and/or annual data submitted by tenants to ensure compliance with lease requirements for property, tenant, and/or guarantor-level financial reporting.
    • Update systems to reflect receipt of sales and/or financial data.
    • Abstract and create upload files of sales and/or key financial data points in various systems for management-level reporting and analysis.
    • Work closely with the Lease Compliance team for tenant communications as necessary.

     

  • Rent Roll Access Database:
    • Enter property activity and prepare reconciliations.
    • Prepare monthly reporting packages.

     

  • Rent Escalations:
    • Prepare Consumer Price Index (CPI) rent escalation calculations and billings, as assigned.
    • Process sales figures, percentage rent calculations, and billings.

     

  • Real Estate Taxes:
    • Assist with preparation of reconciliations and billings.
    • Prepare monthly spreadsheets for sales tax on real estate taxes and create billings.

     

  • Common Area Maintenance (CAM):
    • Prepare CAM reconciliations, including appropriate documentation required by lease agreements.
    • Prepare annual CAM budget notices for tenants.

     

  • Work closely with departments such as Lease Compliance and Asset Management to ensure smooth operations.
  • Maintain and update procedures, guidelines, and controls manuals as necessary.
  • Assist with periodic reporting and special projects as needed.
  • Ensure accuracy of all work and timely completion of tasks in compliance with company policies and procedures.
  • Able to work 40-45 hours per week, with additional hours during peak work periods such as reconciliation periods, year-end, and other special projects.

Education and Experience Requirements:

  • Bachelor's degree from an accredited college or university, with two or more years of related accounting or property accounting experience preferred. Alternatively, an Associate's degree with four or more years of related experience or an equivalent combination of education and experience.
  • Strong proficiency in Microsoft Excel and knowledge of financial statements.
  • Experience with Oracle E-Business Suite (A/R and Property Manager), Microsoft Access, and Microsoft PowerBI is a plus.
