Ascendo Resources is partnering with a Miami-based real estate investment firm in their search for a Commercial Property Manager to oversee 10 properties based in Ohio, Tennesse, and Kentucky. This role requires a strong background in construction or facility maintenance, and is primarily field based, requiring daily property visits.
Qualifications:
- 5+ years of experience in commercial real estate property management, specifically with shopping centers or retail properties
- Demonstrated experience in construction management and facility maintenance
- Proficiency in Microsoft Office Suite; experience with property management software such as Skyline, Yardi, Avid, and/or MRI is preferred
- Exceptional written and verbal communication abilities; strong interpersonal skills to handle diverse property management matters
- Ideal candidates should reside in the Cincinnati area to ensure proximity to the managed properties
- Bachelor’s degree is preferred
Job Duties:
- Oversee daily administrative tasks, supervise maintenance activities, and manage construction projects across a portfolio of shopping centers and commercial properties.
- Coordinate and implement maintenance programs to ensure the upkeep of both interior and exterior property conditions.
- Identify, evaluate, negotiate, and manage contracts with external vendors; supervise their performance to ensure compliance with service agreements.
- Interpret and enforce lease terms in collaboration with the Lease Administration Department.
- Maintain strong relationships with retailers, address complaints effectively, and engage in all aspects of property management to ensure tenant satisfaction.
- Participate in strategic planning and budgeting; process vendor invoices and retailer bill-backs for corporate submission.
- Liaise with local municipalities to ensure properties meet all regulatory requirements and promptly resolve any violations.
- Conduct regular property inspections and compile detailed reports to assess property conditions and identify areas for improvement.
- Travel multiple times per week to various properties as needed.
