Position Overview
A leading real estate and property management firm is seeking a Maintenance Technician to support the daily operations and maintenance of a portfolio of commercial office buildings. This position is ideal for a hands-on professional who enjoys a dynamic environment, values tenant satisfaction, and is experienced in building systems such as HVAC, electrical, plumbing, and general facilities upkeep.
What You'll Do

Perform daily maintenance tasks including troubleshooting, repairs, inspections, and preventative maintenance across multiple commercial properties.

Maintain and repair building systems including lighting, plumbing, HVAC, fire safety, and access control equipment.

Address service requests through a mobile work order system and complete work efficiently with accurate documentation.

Replace or repair electrical fixtures (lights, switches, ballasts, outlets) and ensure proper functionality and safety.

Support HVAC systems by logging chiller performance, changing air filters, replacing belts, and reporting issues to HVAC specialists.

Monitor and maintain water treatment systems for fountains and cooling towers, including regular testing and documentation.

Conduct plumbing repairs and installation of fixtures, and address minor leaks or water intrusion issues.

Assist with inspections and testing of life safety and fire protection systems in collaboration with contractors.

Communicate with property managers and vendors to coordinate maintenance needs and schedule work as required.

Participate in emergency preparedness efforts and respond to building emergencies including severe weather incidents.

Maintain a high level of professionalism in all tenant and vendor interactions.
Preferred Qualifications
-
3+ years of experience in commercial property maintenance, facilities management, or building operations.

Formal training or certification in one or more technical areas:

HVAC systems
-
Electrical systems
-
Plumbing
-
Life safety systems
-
Ability to read and interpret equipment manuals, blueprints, and building codes.

Familiarity with mobile work order applications and basic proficiency in email, Microsoft Word, and Excel.

Florida Driver’s License and clean driving record (or applicable local requirement).

Strong customer service and communication skills.

On-call availability for rotating emergency coverage (nights, weekends, holidays).

Systems Maintenance Technician (SMT) or Systems Maintenance Administrator (SMA) designation is a plus, not required.
Work Environment

Work is performed both indoors and outdoors across commercial sites.

May involve exposure to moving mechanical parts, rooftop equipment, heights, weather conditions, and construction zones.

Must be comfortable using ladders and working in tight or elevated areas.
Physical Requirements

Regularly required to stand, walk, crouch, kneel, climb ladders, and lift or move items up to 50 lbs.

Use of hand tools and power tools on a daily basis.

Visual and auditory ability to detect problems and complete detailed tasks safely and accurately.
